Total sales volume took a massive 60% dive, dropping to $41.5 million for the quarter, and construction numbers are lower than they used to be.<br />&nbsp;<br />But if you&rsquo;re buying, selling, or leasing property here, you know that headlines don't tell the whole story. What we are seeing in Q1 2026 isn't a market losing its steam, it's a market that has become disciplined.<br />&nbsp;<br /><strong>Why a massive wave of new buildings didn't touch vacancies</strong><br />The most interesting anomaly this quarter is the delivery data. A massive 604,436 square feet of new inventory hit the grid, mostly driven by the Pace 570 project. Usually, when that much space drops all at once, vacancy spikes.<br />&nbsp;<br />Instead, it didn't budge. Polk county&rsquo;s vacancies stayed at 7.10%. That means tenant demand is still aggressive enough to swallow major completions without skipping a beat. The right spaces are hitting the market, and they&rsquo;re getting absorbed immediately.<br />&nbsp;<br /><strong>Stop looking at county-wide averages</strong><br />If you make business decisions based on "Polk County averages" right now, you&rsquo;re going to get tripped up. The reality completely depends on which exit you take off I-4.<br />&nbsp;<br />Look at the divergence: East Polk is practically locked down with a 2.80% vacancy rate. If you need space there, you have almost no leverage and must act fast. Meanwhile, North Polk jumped to 11.30% vacancy after taking on nearly 500,000 square feet of new construction. If you&rsquo;re a tenant looking for immediate options or room to expand, that&rsquo;s your playground.<br />&nbsp;<br /><strong>What the dirt tells us about the next two years</strong><br />To see where the market is really heading, look at the vacant land transactions. Developers aren't just blindly banking acreage anymore; they are highly selective.<br />&nbsp;<br />The land data shows a massive spread in what's moving, from small, 1.7-acre infill pieces on US Hwy 92 to major 70+ acre tracts in Plant City and Lakeland. Because land and infrastructure costs are so high, developers are only pulling the trigger on sites where utilities, zoning, and highway access line up perfectly for immediate demand. They&rsquo;re building for specific needs, not taking wild guesses.<br />&nbsp;<br /><strong>Deals are quieter, but prices are louder</strong><br />Yes, fewer properties changed hands. But don't mistake a slower transaction pace for falling values. Property values hardened. The average sales price climbed to $111 per square foot, and cap rates held firm at an average of 7.40%. Investors aren't running away; they&rsquo;re just waiting for premium assets. They know the underlying fundamentals, like the 85 new residents moving to Polk County every single day that aren't going anywhere.<br /><br />The smartest move developers made this quarter was taking a 14% step back on the construction pipeline, keeping it at a manageable 1.54 million square feet. Most respondents either agreed or were not sure of such legislation's outcomes.</span><br /><br />"The current state-by-state approach creates confusion for consumers and imposes significant compliance burdens on businesses, particularly small businesses. A 2022 report highlighted that a fragmented privacy landscape could cost the U.S. economy $1 trillion, with $200 billion of that burden falling on small businesses," stated&nbsp;Jordan Crenshaw,&nbsp;Senior Vice President, C_TEC, U.S. Chamber of Commerce, before Congress. "Just recently, the California Privacy Protection Agency finalized its California Consumer Privacy Act (&ldquo;CCPA&rdquo;) cyber, risk assessment, and automated decision-making technology, and insurance rulemaking which was estimated to cost businesses at least $4.8 billion over 10 years&mdash;with small businesses incurring annual costs of $16,377."&nbsp; <em>Source:&nbsp;<a href="https://www.uschamber.com/technology/statement-for-the-record-by-the-u-s-chamber-of-commerce-for-hearing-before-the-house-commerce-manufacturing-and-trade-subcommittee-entitled-examining-legislation-to-establish-a-federal-comprehensive-privacy-and-data-security-law" target="_blank">U.S. Chamber of Commerce</a></em><br /><br />Alongside chambers of commerce from more than 40 states, the Lakeland Chamber recently&nbsp; signed a letter to Congress addressing support for&nbsp;H.R. 8413, the &ldquo;SECURE Data Act,&rdquo; urging the House Committee on Energy and Commerce to advance this legislation.<br /><br />The SECURE Data Act would establish a single national privacy standard with robust consumer protections that builds upon a strong framework already adopted in 20 states. Those protections include data minimization and sensitive data requirements, as well as access deletion, correction, and opt-out rights. She spoke about difficult topics with humorous clarity like choosing courage, rebuilding herself, again and again, and about the unexpected places strength can come from. Her inspiring message complemented the panel&rsquo;s discussion and significantly deepened it. All of it, from the stories, the candor, the laughter, and the quiet nods of recognition, felt right at home in a building that has held generations of women learning from one another. As the luncheon drew to a close, a simple truth lingered; none of these women got where they are today alone. For Greg, it was proof of his renewed health, endurance, and strength.<br /><br />&ldquo;I don&rsquo;t think I could have done it without the valve. We never had to stop because of fatigue or because I was out of breath. I wouldn&rsquo;t have been able to do that before,&rdquo; says Greg.<br /><br />Greg&rsquo;s path to surgery began many years earlier. He didn&rsquo;t even have any obvious symptoms at first. His journey began when his primary care provider detected a heart murmur at a routine physical.<br /><br />&ldquo;About four years ago, my doctor found it and started doing echocardiograms every other year,&rdquo; he says. &ldquo;Over time, the numbers kept going down until I reached a point where I needed to consider next steps.&rdquo;<br /><br />When his valve measurements reached that serious level, Greg&rsquo;s cardiology team, including <a href="https://doctors.mylrh.org/details/112/andres-medina-cv_thoracic_surgery-vascular_surgery-lakeland">Dr. Andres Medina</a> and <a href="https://doctors.mylrh.org/details/1249/mohammed-hassan-cv_thoracic_surgery-vascular_surgery-lakeland">Dr. Mohammed Hassan</a>, Cardiothoracic Surgeons at Lakeland Regional Health, helped him review his options. Those included traditional open-heart surgery or Transcatheter Aortic Valve Replacement (TAVR).<br /><br />TAVR is a minimally invasive procedure used to replace a diseased aortic valve that isn&rsquo;t opening or closing properly. Instead of open-heart surgery, doctors guide a new valve into place through a small incision in the leg and expand it inside the existing valve. TAVR helps to improve blood flow, reduce symptoms like fatigue or shortness of breath, and allows for quicker recovery with less time in the hospital.<br /><br />Dr. Medina helped pioneer the procedure, LRH was the first hospital in Florida to perform it, and more than 1,000 TAVR procedures have been performed since it was introduced.<br /><br />Greg had his TAVR procedure in 2024, staying just one night in the hospital. Within days, he was walking regularly, and he was back to work within a week.<br /><br />&ldquo;My experience was extremely positive,&rdquo; he said.<br /><br />With renewed stamina, Greg completed the Half Dome hike with his son and is now planning future climbs, possibly Mt. Elbert in Colorado.<br /><br />If he had to make the decision again, he would choose TAVR every time. &ldquo;TAVR just made sense for me,&rdquo; he said. &ldquo;It was less invasive with a quicker recovery.&rdquo;<br /><br />If you have been told you have a heart murmur or aortic stenosis, talk with your cardiologist about whether the TAVR procedure may be right for you.
